Hey,
I have a prospect for the remaining vacancy at Tempe Innovation Park — a biotech startup that needs 15,000 SF of lab-ready space. They're currently in a temporary sublease that expires in August.
Asking rate: $22-24/SF Modified Gross. They want a 5-year term with one 3-year option. Can we schedule a tour for next week?
